Everything You Would Expect….. And More

Asking Price

We do our homework. Our valuation will be a realistic appraisal of your property’s value based on recent sales of comparable properties in your area, not just an estimate. Before we put your property on the market we will agree the asking price with you based on how quickly you want to sell.

Sale Negotiations

We will skillfully undertake your sale negotiations and ensure that we obtain the best possible selling price for your property. You can be assured that, when you accept an offer, we have done everything we can to make sure your buyer can complete the purchase in an acceptable timescale.

Regular Updates

We will keep you informed of progress regularly by phone, email or text message.

Viewing Security

If your property is vacant, we will conduct the viewings for you. We will not release your keys or leave prospective buyers unattended and your personal details will not be given out unless we have your consent to do so.

Offer Qualification

When we receive an offer we will establish how the buyer is planning to pay for your property and confirm whether they need to sell a property before they proceed with the purchase.

Post-Sale Monitoring

Making sure your agreed sale successfully proceeds to legal completion is one of the most important parts of our job. A buyer and seller can have good intentions, but when you add a surveyor, solicitors and a chain involving other estate agents it can be difficult to monitor progress and resolve problems.


We Have Two Price Options:

1% of the final sale price - No VAT (minimum fee £999)


upfront payment of £999 - No VAT - Fixed Price - (vendor to do own viewings) - non refundable should the property be withdrawn

EPC’s & Floor Plans

Energy Performance Certificate - £65

Upon deciding to sell your property, you will need to ensure that you have an Energy Performance Certificate (EPC) in place before you actively market your home. An EPC is legally required documentation that reports on the energy efficiency of the property you are selling, rating your property’s energy effectiveness on a scale on A to G. Your EPC must be in place before your put you property on the market, as potential buyers will need to see it at the earliest opportunity. Failure to comply with EPC legislation could result in a fine.

Colour Floorplan - £35

Three reasons to have a floorplan:

  1. It helps a buyer see how the house ‘works’. Room flow, relative sizes and layout are all factors that a buyer will take into consideration.
  2. A floorplan can help a buyer to visualise the property after the viewing. This can become useful when they may be considering making layout changes or knocking down a wall.
  3. Floorplans can make a house seem larger. It’s very easy when you've viewed a house to forget rooms that you've seen, or overlook a part of the house altogether. By showing the house in its entirety on a floorplan, no area will be omitted and as a result, it can even add perceived value.
