As experienced Landlords and Letting Agents ourselves we understand the need to let your property quickly and to the right tenant. We list and let our properties quickly due our fantastic service and by making ourselves available for viewings fast. We offer both:
Fully Managed (which can include RENT PROTECTION & LEGAL COVER) and Tenant Find Only.

  • We advertise your property on Rightmove, Zoopla, through our website and our shop window & accompany tenants on viewings when required.

  • We take internal/external wide angle photographs with our distinctive 'To Let' board at the property.

  • Due to new legislation - from 1st June 2019 Landlords are now responsible to pay for tenant referencing & associated fees. The cost of all tenant/guarantor referencing is now included within the Landlord's 'admin & tenant find fee'. We carry out thorough checks via a specialist referencing company who will obtain references from employers, landlords and obtain a credit check.

  • Carry out 'Right to Rent' checks on all tenants.

  • Prepare tenancy agreement, tenant's inventory with schedule of condition, prescribed information and all other necessary legislated paperwork & check the tenants into the property.

  • Deposit your tenants bond with the DPS Custodial Scheme (Deposit Protection Service).

  • Conduct a check out/final inspection against the inventory, we also offer a pre book out inspection at no additional cost.

  • Initial inspection after 6 months, then every 6 - 9 months approx.

  • Tenancy renewal 6 or 12 month to same tenant £65 + VAT or (Rolling Contract no charge)

  • We can arrange your EPC Certificates £65 + VAT, Gas Safety Certificates £65 + VAT and EICR's (ask for a quote) and the cost can be deducted from the rent.

  • Obtain meter readings and arrange for all utilities to be registered in the tenant's names.

  • We deal with minor repairs + day to day maintenance; cost of repairs would be deducted from your next rent. Repairs should be authorized by the landlord unless it is an EMERGENCY REPAIR. Major Works & repairs must be organized by the Landlord themselves and not Easy Home Lets.

  • Collect monthly rent & forward onto your designated bank via bacs transfer with monthly statement.

2Tenant Find Only

This is for Landlords who want to manage the property themselves, but are too busy to conduct the many viewings required, conduct the referencing procedure, and prepare all the paperwork involved with the tenancy to comply with current legislation, check in the tenants and notify the utility companies.

Please note - Legislation changes constantly and Landlords managing properties themselves MUST keep up to date with these changes or may find themselves in a position where if paperwork is missed serving throughout the tenancy then notice may NEVER be served on your tenant no matter what.

  • Collect 1st month's rent & bond from the tenant & bacs over to the landlord minus our agreed fees.

  • Landlord to take over everything else from here & submit the bond to a government scheme within 14 days of the start of the tenancy.

3Advertise Only

Paid up front, before advertising commences.
Some Landlords are very experienced at letting their property; however they need greater marketing exposure to a quality sector of the tenant market. We find that tenants who search for property on the internet via Rightmove are in better paid employment, easier to reference and stay longer. These tenants will not search in the local papers, as the standard of property is often not high enough for them.

  • Marketing the property on Rightmove & Zoopla until you have found your tenant or up to 3 months, whichever is soonest.

  • Photography- selection internal/external photographs with To Let board at the property

  • We will forward all email and telephone enquiries directly onto you, immediately they are received, via email, text or telephone

  • Landlords conduct their own viewings arrange their own paperwork, deposit bonds etc.- we can do the referencing for a fee to the Landlord - please enquire.

Rent Protection & Legal Expenses Explained

In these tough economic times with unemployment due to become the highest level for decades, even the best tenants can fall on hard times.

Whilst you may be sympathetic, you probably can't afford to lose your rental income.

Rent Protection with Legal Expense cover is popular with Landlords who need the assurance that if anything goes wrong there is back-up to pay the rent, assist in the repossession of the property and cover for legal expenses.

What is Rent Protection & Legal Expense?

As you know, when a tenant defaults it can be one of the most distressing times for a landlord. However with Rentshield's Rent Protection & Legal Expenses policy, questions such as:

"When will I get my rent?" and "when can I get them out?" have answers.

The policy will pay the rent when your tenant doesn't, whilst Rentshield take legal action to evict them. The tenant must first be served notice in order to make a claim for rent protection.

Every attempt MUST be first exhausted to work with your tenant to either reduce or defer rent & try to agree a re-payment plan before notice can be served.

Rentshield will pay your rent for up to 6 months while your tenant still occupies your property. It may take a few weeks to process the claim & to be paid out but will be backdated to first point of arrears.

(Please be aware that Rentshield pay the rent in arrears rather than up front)

Due to covid 19, rent payments will be for a max of 6 months in total, or until eviction, whichever is soonest.

Reposession

Rentshield will negotiate your legal rights in trying to gain possession of your property providing it has been let under an Assured Short Hold Tenancy.

The policy does not provide any cover if a tenant walks away from the tenancy whilst in a 'fixed' contract or without serving notice as you would have your property back to re-let.

This is very rare, however it would be the Landlords responsibility to take the Tenant to court to uphold the remainder of the tenancy. Most Landlords do not do this as they would have their property back to re-let.

Eviction of Squatters

Rentshield will negotiate your legal rights to evict anyone who is not your tenant or ex-tenant from your property who does not have your permission to be there, such as tenants who refuse leave on expiry of any notice served.

50% Rent act Vacant Possession

Once Rentshield have evicted your tenant they will pay 50% of the monthly rent once Easy Home Lets begins to re-market the property. This is for a maximum of 3 months, or until the property is let, whichever is soonest. However, due to covid 19, the policy will only make payments for a maximum of 6 months in total.
